I just listed 114 Riverview Ct. I love this floorplan. It is the 2 story model and there are several homes of this model in this neighborhood. When my son, Chad was in high school his friends lived in this model. Upstairs there is a large loft and 2 large bedrooms and a full bathroom. Plus there is a large storage area. Well the listing on Jefferson sold for cash. I don’t know the sales price but I do know it is pending. It really needed a lot of work and cash was the best bet. The previous owner had removed a lot of the sheet rock, looked like they might have been thinking of doing some rewiring. The kitchen was also a do over as they say. The nice thing was that the other houses on the street had been updated and really look nice. I am sure all the neighbors will be thrilled when this house is fixed up. This should help their value.

Tonight is the big game for Winters High School and this afternoon the parade and ralley were right downtown at the intersection of Main and First Street. i have attached some photos of the floats for youall to see. Boy have thing changed since we were in high school! No more floats rooting on your team and telling them to crush the opposition, gather that isn’t PC anymore. SO check out the floats, tehy are very internation. I have no idea who came up with the but they were cute and creative, I will give them that. GO WARRIORS!
Well, it is Tuesday and that is the day of the week we update our listings. We come both the Solano County and the Yolo County MLS systems for listings. I know it is hard to believe but today there were only 2! Last week there were eight! Of the two listings one of them has two offers pending so it will be gone soon. There quite a few lisitings out in the country but the majority of those are over $500k. When a new listing comes on the market it goes quickly if it is priced right. It will l a great year number wise for sales. Who knows what next year will hold but in the mean time things are good.
Well, the numbers are in for the first quarter for real estate sales in Winters. We have been averaging around 2.5 sales a month for the past year or so but in the first quarter of this year we have had 11 closed transactions! Five of those were in March, which means buyers were out looking for deals in January and February. In March, we had six closings! This is good news for everyone as real estate sales always help the economy. Many people go out and buy things for their new homes so stores like Loew’s and Home Depot do well. With the summer months ahead people will be working in their gardens too. Let’s all hope this keeps up. Currently, we have 18 pending sales. I just looked over the list my assistant updates every week of the current listings in Winters. She was off all last week as it was Easter vacation for her daughter ,who is a senior at Winters High School. As she said, she was surprised at how much activity there had been. Well, when I really had a chance to look at her list I had to cross off 8 more listings as I know they are pending. So what does that mean? Well, Winters has been averaging about 39 to 41 listings a week and now we are down to around 20 to 25. When a new listing hits the MLS there is lots of activity to look at it. Even short sales are getting multiple offers and sometimes they are selling for more than the list price. It really pays to be working with an active real estate agent who knows the Winters market. Well, I spent all of last weekend showing property and it looks like most of this weekend will be spent the same way. However, I did get to go to a fun wedding shower for Erin Autry. It was a “stock the bar” party. Lots of good things to drink and glasses to drink them in. We even got a mini martini shaker as a party favor.
Afterwards, I met one of my clients and showed them some houses. Think we may have found them something. Tomorrow I have 3 appointments with clients. There some good buys out there but they are going fast. Call me if you need some help, I don’t have much time to be ont he computer during business hours.
We left Sacramento at 6AM on Saturday morning, way too early in my book, and flew to Houston, then Ft. Lauderdale and last stop, Key West. We arrived around 6:30pm. The weather was perfect. Attached is a picture of the sunset as we were flying down the keys. Ooops, can’t find it now. A great place to visit if you are looking for a vacation idea. There are some Spring Breakers here too. On Sunday we took a walk around town and look what we found hanging from the trees!
