Off to a meeting hosted by the Yolo County Ag commissioner’s office on Irrigated ag lands but my assistant called in sick. Actually she is horse so I found a text message from her on my phone this morning. Told her to stay so I went to the office and sent my husband to the meeting by himself. Typical governmental mumbo jumbo he said. Why is everyone late with their rent this month!? Still trying to track it down and it was due on Tues, the 2nd! My daughter and I have been in Phoenix, AZ the past 2 days learning about different ways to invest in real estate. It is always fun to see things through someone else’s eyes, especially the younger generation. We are learning about tax liens. What an interesting way to earn some money and invest. I am so glad I had this time to spend with my daughter. She is really enjoying this and absorbing what she hears like a sponge.
1 Do what you say when you say you are going to do something, this is building your reputation. Make a list of what you need to do each day.
2. Follow up, but sure things are getting done and people do what they say they are going to do. Be a person of your word, but credible.
3 Know your contract and the time frames. Be sure people and things get done in a timely manor.
4 Be persistant, keep calling until you talk to them in person. Call at different times, figure out when they are available. Be polite and professional. Be sure you encourage team work, you both have the same goal in mind and that is get the deal closed.
5. Be open minded and know you have to work together for the common goal of getting the house sold.

As I was driving home from Woodland this afternoon, I drove by Yolo International Airport just as a group of skydivers were floating down to earth. I watched seven of them casually drift down out of the sky. It reminded me of the time I sold a house to Ray, who owns Sky Dance Ski Diving. He offered to take me up but I had small children at the time and didn’t feel comfortable. I think about him every time i drive by the airport. The skydivers were just starting to hit the ground when their plane landed on the runway. The timing is always incredible to me. I wish I had a picture but knew they would look like ants. It is always fun to see and it was such a beautiful day. Hope your Sunday was as enjoyable as mine was.

I have talked to three different people this week who need help with their loans for different reasons. The first people I talked to owe more than their house is worth. They have a first and a second, both at pretty high interest rates. We are going to try and get them set up with a program to lower these interest rates. She had lost her job so was unemployed for a while and then he got hurt and is on disability at the moment. Both situations they had no control over. I am also finding people who relied on overtime to help pay the bills and are not getting it anymore. The second person I spoke to is facing a rate adjustment in December. That payment will go up over $500. We are going to try and get an interest rate reduction. The third client also owes more than the house is worth. Winters, CA new country listing
I just listed this country home located West of Winters, California. It was designed as a college project by the owner and built in 1945 when she married her sweetheart. They lived here and raised their family in this home. I even took some 4-H cooking classes in the kitchen when i was a kid. Yesterday, one of my very best friends got married. We have been friends since the first grade and yes, we have graduated from high school. I am so happy for her. She was widowed three years ago very unexpectedly. She met Larry two years ago. He is a very nice man, a little ridged but nice. I think they will be very happy together. This s a picture of them dancing together last June at her daughter, Jaimie’s wedding. A rare picture as Larry doesn’t like to dance and she just got one dance out of him. I wish them a lifetime of happiness.

The wedding reception was held in my backyard so we have been very busy getting everything ready for the big event. My husband is in the middle of walnut harvest and is very busy. Plus, the north wind blow until 4:30pm so there were leaves all around. We all had a good time helping them celebrate the special occasion.
Look closely in the background of this picture and you will see the old railroad bridge in Winters. That is where they got married, overlooking Putah Creek.
Last Saturday I was out in the morning before it got too hot showing country property to a very nice couple from Davis. It was very interesting as Mr. Looker works at UCD in the vet school and works with wildlife. I love learning things from my clients. We talked about his research with bobcats and mountain lions in the Vacaville foothills. On the 20 acre parcel I showed them, we found a bunch of wild turkey feathers that he picked up as he uses them with his research with bobcats. We looked at three different parcels all west of Winters each with its own special view. One parcel is close to Putah Creek, the other is further up Highway 128 towards Lake Berryessa and the third is closer back to town in the Golden Bear Estates area. Well, another house in town has a new owner thanks to me. I sold 104 Grant Ave, last Monday and the new owner is busy fixing it up. He has nstalled ew kitchen cabinets in the kitchen along with a new stove, dishwasher and refrigerator. All the windows have new blinds and a new energy efficient heating and a/c unit has been installed. The place is looking really sharp.
