Well, this listing has been out there a little over a week and 4 days of that was the Thanksgiving vacation! I got an offer on Monday and tonight it went pending. I am very happy for everyone. This is a great house with lots of potential for updating. Plus it is in a nice quite neighborhood.

Well, this is going to be a great second quarter in the Winters real estate market. There are over 20 listings that are pending and they will close in May and June. There is hardly anything left on the market to look at. Even the short sales have multiple offers. Hopefully, the banks will start releasing some of those foreclosures they took back, we could sure use some more inventory. There are lots of people out there wanting to buy.

I just looked over the list my assistant updates every week of the current listings in Winters. She was off all last week as it was Easter vacation for her daughter ,who is a senior at Winters High School. As she said, she was surprised at how much activity there had been. Well, when I really had a chance to look at her list I had to cross off 8 more listings as I know they are pending. So what does that mean? Well, Winters has been averaging about 39 to 41 listings a week and now we are down to around 20 to 25. When a new listing hits the MLS there is lots of activity to look at it. Even short sales are getting multiple offers and sometimes they are selling for more than the list price. It really pays to be working with an active real estate agent who knows the Winters market. Believe!
I took this picture when Iwas Christmas shopping with my daughter in San Francisco, CA at the beginning of December. I thought the quality was very good considering I took it with my cell phone! It is a picture of the Macy’s window. When I was a kid my parents used to take us to The City to see all the Christmas windows. Gumps used to have the best. One year they had animals from the SPCA featured in all their windows. It was such a hit that they did it for many yeras after that. Now that they have their new location they don’t do anything anymore. Too bad. Saks and Macy’s are just about the only ones who have lavish Christmas decorations. I just listed 1030 Roosevelt Ave, Winters, CA. This is really a good buy. My owner is an investor and is very motivated to sell this property. The home needs some TLC like new carpets, lino, paint and propabaly a new roof. But, this is a nice home and I have seen it all fixed up and it is very cute. I have talked to three different people this week who need help with their loans for different reasons. The first people I talked to owe more than their house is worth. They have a first and a second, both at pretty high interest rates. We are going to try and get them set up with a program to lower these interest rates. She had lost her job so was unemployed for a while and then he got hurt and is on disability at the moment. Both situations they had no control over. I am also finding people who relied on overtime to help pay the bills and are not getting it anymore. The second person I spoke to is facing a rate adjustment in December. That payment will go up over $500. We are going to try and get an interest rate reduction. The third client also owes more than the house is worth. Winters, CA new country listing
I just listed this country home located West of Winters, California. It was designed as a college project by the owner and built in 1945 when she married her sweetheart. They lived here and raised their family in this home. I even took some 4-H cooking classes in the kitchen when i was a kid. The home has 3 large bedrooms and two original bathrooms, one with a tub and one with a shower. There is small basement which would make a great wine cellar or storage area. Well, here we it is the last day of September and the third quarter, no, not football, the fiscal quarter. I said that to one of my clients today and all he could think ? Anyway, I explained it and he got it!
I have been working hard on getting a purchase of a triplex closed this month. It was supposed to close on September 10, then the 26, then the 30th. Now, we are hoping for October ! Well, we will be glad to get this closed since it was extremely hard to get an appraisal on a triplex in Winters since I can’t remember the last time a triplex was sold in Winters. i think this will be a good sale for both the sellers and the buyers. Well, another house in town has a new owner thanks to me. I sold 104 Grant Ave, last Monday and the new owner is busy fixing it up. He has nstalled ew kitchen cabinets in the kitchen along with a new stove, dishwasher and refrigerator. All the windows have new blinds and a new energy efficient heating and a/c unit has been installed. The place is looking really sharp.
