Ways to get paid now

1 Do what you say when you say you are going to do something, this is building your reputation.   Make a list of what you need to do each day. 

2. Follow up, but sure things are getting done and people do what they say they are going to do.  Be a person of your word, but credible.  

3 Know your contract and the time frames.  Be sure people and things get done in a timely manor. 

4 Be persistant, keep calling until you talk to them in person.  Call at different times, figure out when they are available.  Be polite and professional.  Be sure you encourage team work,  you both have the same goal in mind and that is get the deal closed.    

5.  Be open minded and know you have to work together for the common goal of getting the house sold.

Loan help in Winters

I have talked to three different people this week who need help with their loans for different reasons.  The first people I talked to owe more than their house is worth.  They have a first and a second, both at pretty high interest rates.  We are going to try and get them set up with a program to lower these interest rates.  She had lost her job so was unemployed for a while and then he got hurt and is on disability at the moment.  Both situations they had no control over.   I am also finding people who relied on overtime to help pay the bills and are not getting it anymore.   The second person I spoke to is facing a rate adjustment in December.  That payment will go up over $500.  We are going to try and get an interest rate reduction.  The third client also owes more than the house is worth.  Again, not making as much money as he did when he got the loan.  If you need help or know someone who does, go to my  website, www.helpmesandy.com.  Give me a call and I can help you with the process.  Have a good weekend.

I just listed this country home located West of Winters, California. Winters Real Estate

Well, here we it is the last day of September and the third quarter, no, not football, the fiscal quarter.  I said that to one of my clients today and all he could think ?  Anyway, I explained it and he got it! 

I have been working hard on getting a purchase of a triplex closed this month.  It was supposed to close on September 10, then the 26, then the 30th.  Now, we are hoping for October !   Well, we will be glad to get this closed since it was extremely hard to get an appraisal on  a triplex in Winters since I can’t remember the last time a triplex was sold in Winters.  i think this will be a good sale for both the sellers and the buyers.  I’ll keep you posted.  www.sandyvickrey.com

Country property in the Winters Area

Last Saturday I was out in the morning before it got too hot showing country property to a very nice couple from Davis.  It was very interesting as Mr. Looker works at UCD in the vet school and works with wildlife.  I love learning things from my clients.  We talked about his research with bobcats and mountain lions in the Vacaville foothills.   On the 20 acre parcel I showed them, we found a bunch of wild turkey feathers that he picked up as he uses them with his research with bobcats.  We looked at three different parcels all west of Winters each with its own special view.  One parcel is close to Putah Creek, the other is further up Highway 128 towards Lake Berryessa and the third is closer back to town in the Golden Bear Estates area.  If you know anyone who is looking for country property in the  Winters, CA area there are some really pretty parcels for sale out there as well as ones with homes on them.   Give me a call at 530-681-8939.  www.sandyvickrey.com

Selling Winters

Winters and Google maps

Any one else have problems with Google maps not knowing where you are or where something is?  I am a realtor and constantly find Google placing lisitngs on the wrong streets.  A new lisitng in Winters, CA on Alta Vista ended up on County Rd 89 about 3 miles east of where it should have been.     I find this all the time when I am working on my website.  Really wish they could do something about this.  Places in Vista, Ca which is down south end up in Winters, CA.  Amazing!   www.sandyvickrey.com
